Preparation is key to a successful transaction. When a buyer submits an offer we want to know that we have a committed dollar amount. Securing home, pest, sewer, and or roof inspections are key to putting ourselves in a position of power to negotiate and cement a firm offer commitment.
Open houses are key to a homes successful sale. My team and I encourage sellers to allow us to have open houses every weekend as well as twilight tours on select weeknights. Every Tuesday your property will be on brokers tour and available to be toured by San Francisco’s agents and buyers. One thing we always do is make sure to enter the brokers only tour into the public open house forum so Zillow, Trulia, Redfin, etc. all publicize your home to the entire buyer pool.
Timing is key in Real Estate. When listing a home we hand select the best time of the year, month, and week to come to market. To avoid listing during an inventory dense period we keep an eye on comparable property 7 days a week. When a new comparable sales closes we’re able to draft off it’s success by connecting with the listing agent and finding out if buyer lost out and connecting with them immediately.
